I use a buyer/broker agreement with my clients to formalize our working relationship.
What this means: We are committed to working together.
What this does NOT mean: You are required to buy a home.
It simply means that you’re committed and serious about the process. It also creates a fiduciary duty, ensuring that I prioritize your interests above all others, including my own.
How Do I Get Paid?
Traditionally, the seller covered the listing agent and buyer’s agent fees, which were built into the sales price and negotiated before the property went on the market. Now, if you’re interested in making an offer on a property, we have three options for handling the buyer’s agent's compensation:
The buyer pays their own agent as part of the closing costs.
The seller pays the buyer’s agent from their sale proceeds.
The seller pays part of the buyer’s agent fee, with anything left over being a closing cost to the buyer.
These options aren’t mutually exclusive and we may end up with a combination of the options.
